Any reports will be prepared with the Standards and Practices of the Certified Appraisers Guild of America which has review authority of all reports. The written appraisal should include a complete and accurate description of the property. Along with this there needs to be an analysis of the factors affecting the appraiser’s research relative to standards established by government authorities. Next there should be a definition of value appropriate to the type of appraisal you ordered. Values for any properties appraised should be substantiated by the report analysis.

The report should also include the appraiser’s qualification page, the appraiser’s signature, a statement from the appraiser disclosing that the appraiser does not have a financial interest in the property, and finally you should confirm with the appraiser that the report can be defended in court.
